4 Ways to Boost Your Property’s Ranking in OTA Results
Written By Jade Shojaee
Nobody knows better than you that running a property management and vacation rental business is a fun and fantastic way to help people curate the vacation of their dreams but it’s not always a walk in the park. It can be a fast-paced gig with a lot of moving parts packed with unexpected twists and turns. Fortunately, there are many tools designed to streamline the process and make you and your guest’s experience as smooth as possible. Here are four easy ways to start effecting change:
1. Open Up Your Property Calendar
More Property Availability is Key!
One of the easiest and most effective tools at your disposal is your property calendar. Believe it or not, keeping your calendar availability updated as far in advance as possible is one of the most effective ways to get your listings in front of wanderlust travelers looking for vacation rentals like yours. This is because search engines in OTAs and on Google are programmed to serve up results that are most likely to get clicks. If someone searches on Booking.com for a vacation rental available next year and your calendar does not include those dates, your listings won’t show up in a search ranking!
Keep in mind that the majority of travelers start researching their next vacation months to years in advance. When your properties rank highly, you get more visibility, click-throughs, and conversions. That is called the billboard effect.
In an ideal world, rates and availability would be extended a couple years out. An extended calendar will open your properties up for more bookings. It’s that simple!
2. Manage Your Homeowners
So You Can Manage Your Calendars
Part of opening up the availability on your calendars has to do with your homeowners. We understand why they want to block out precious time to enjoy their investment and vacation home, however, working with your homeowner to whittle these block outs down will help in the overall goal to open the calendar up.
We hear from a lot of property managers whose hands are tied by homeowners who want to leave their options open especially during peak season when they MIGHT want to book their own property for friends or family. It can be hard to navigate a scenario this delicate but there are ways to get around it. Be thoughtful and respectful of their right to use their property as they wish while working toward a better solution for block outs.
3. Streamline Your Homeowner Contracts
Consider Auto Renewal Options
With the many hats you wear as a property manager, why not streamline your process where you can to increase efficiency and productivity! One idea to work toward is to evergreen your contracts with homeowners whose properties you manage. This autorenewal type of contract allows you to cut down on busy work rewriting and reworking contracts year after year and continue with business as usual until cancellation.
If a homeowner is renewing a rental management agreement every year, why not make it a multi year agreement or an evergreen contract?
4. Plan Ahead for Owner Property Usage
Set Reminders For Homeowners
Ask your homeowners for their best availability predictions and, if possible, assure them that you will try to accommodate them if possible. Adding a line item in owner usage calendars is a great way to remind your owners that you need their permission to get the listing on the market and that you are advocating for their business. If you aren’t already doing so, add a line item in your owner’s calendar asking for permission to rent their property until they decide on dates they wish to use their property.
You work hard to upkeep listings and keep rankings high. Don’t let your property rankings drop while your competitors reap the benefits of extending out availability and rates. Climb those search results by extending out your availability and rates by working closely with homeowners and by streamlining the process.
